GSTEC was tasked by Jones Lang LaSalle (JLL) and consultants Intelle with the design, engineering, installation and commissioning of the Schneider Electric EcoStruxure Building Operation platform within a 49,000 sqm 44 storey premium grade office tower within Sydney CBD.
Replacement of the Building Management System/Energy Management System (BMS/EMS) and installation of an Integrated Communication Network (ICN).
The project included out-of-hours changeover works on both the central plant and 41 tenant floors with the existing systems required to operate with no impairments throughout that process.
Overview
GSTEC were the successful tenderers to undertake a complete replacement of the existing Building Management System with a Schneider Electric EcoStruxure Building Operation platform, incorporating a Building Management and Energy management System, BACnet IP Smart X controllers and Space Logic sensors.
Beyond the BMS and EMS, multiple Schneider Electric components and services have been specified by the building owner to allow for seamless integration of building services. This includes APC rack mount UPSs maintaining the active hardware on the new integrated communications network; Schneider Electric PLCs for 33 levels of louvre control system replacement and generator control system upgrades; and communicating MasterPact Air Circuit breakers in the building main switchboard upgrades.
The Schneider Electric solution provides enhanced data availability, visualisation and utilisation – improving the tenant experience, while driving a substantial environmental dividend through reduced energy consumption.
Outcome
The result is a fully integrated, intelligent, and energy-optimised building platform, providing enhanced operational visibility, tenant comfort, and scalable systems for long-term performance, efficiency, and sustainability.
Intelle and GSTEC completed the project on time and within budget, while maintaining the highest standards of project quality. The upgrade delivered a significant improvement in the building’s energy performance and rating, enhanced tenant comfort, and ensured occupants could fully benefit from the latest smart building technologies.
Following the success of the project, GSTEC is the incumbent service provider.
