Overview
GSTEC delivered a fully integrated mechanical, electrical, and Building Management System (BMS) solution for the Darling Square South East Residential development. The project combined essential services electrical works with advanced building automation and energy management, creating a smart, efficient, and highly controllable residential environment.
At the core of the project was an Integrated Energy Management System (EMS) and BMS using Schneider EcoStruxure, providing centralised monitoring, control, and performance visibility across base building and tenant services. We implemented high-level integration to the Daikin VRF air conditioning system, enabling accurate tenant energy usage monitoring and billing, supported by bespoke zone control strategies tailored for individual apartments.
The mechanical electrical scope included the design and installation of HVAC mechanical services switchboards (MSSBs), power supplies to plant, ABB variable speed drives (VSDs), EMC-compliant motor cabling, motorised damper actuators, and apartment-level zone switches. All VSDs, VRF systems, and electrical metering networks were integrated into the BMCS via high-level interfaces, delivering coordinated control and real-time operational data.
Additional systems included car park carbon monoxide monitoring and ventilation control, enhancing safety and energy efficiency. GSTEC also delivered full BMCS graphics, engineering, and programming, along with onsite data logging for energy performance tracking.
Comprehensive documentation was provided, including functional descriptions, point schedules, network diagrams, panel drawings, and O&M manuals, ensuring long-term maintainability and operational clarity.
This includes APC rack mount UPSs maintaining the active hardware on the new integrated communications network; Schneider Electric PLCs for 33 levels of louvre control system replacement and generator control system upgrades; and communicating MasterPact Air Circuit breakers in the building main switchboard upgrades.
Outcome
The project delivered an intelligent, energy-efficient building services solution that improves resident comfort while giving building management strong visibility and control of operations.
With a fully integrated Schneider EcoStruxure EMS and BMS, the building now benefits from centralised monitoring, smart control, and detailed energy tracking, including tenant air conditioning usage via integration with the Daikin VRF system. Upgraded mechanical services switchboards, VSD-controlled plant, apartment zone controls, and smart car park ventilation have improved efficiency, reliability, and safety.
The result is a future-ready residential development with sustainable, easy-to-manage systems designed for long-term performance.
